    Position Summary

    The Director of New Projects leads the design-driven project management of all new hotel developments and acquisitions, from early planning and programming through construction and turnover to operations. This role ensures each project is delivered on time, on budget, and in alignment with Bunkhouse's creative standards and operational goals.

    The person in this position must have good communication skills, the ability to resolve conflict, and a thorough understanding of company policies. Furthermore, all Design team members must develop and maintain the company's culture, values, and reputation in the public eye, and with all staff, guests, vendors, and partners.

    Essential Duties and Responsibilities
    • Manage the design-side project lifecycle for all new builds and hotel conversions, including scope, timeline, and budget.
    • Lead early-phase planning: space planning, hotel programming, and coordination with the development team to support feasibility and proformas.
    • Create property improvement plans for potential repositions.
    • Serve as the primary point of contact for internal teams and external stakeholders including architects, engineers, contractors, and ownership.
    • Oversee consultant selection and coordination-including architects, interior designers, and engineers-ensuring alignment with brand vision.
    • Collaborate closely with internal teams (Operations, IT, F&B, Marketing, etc.) to ensure project milestones are met and transitions are seamless.
    • Coordinate and lead pre-opening efforts, ensuring departments are aligned with opening schedules and financial plans.
    • Track construction progress and support issue resolution alongside contractors and consultants.
    • Maintain comprehensive project documentation including schedules, contracts, cost reports, and meeting notes.
    • Review and approve vendor contracts and payment requests, ensuring budget discipline and transparency.
    • Provide regular project updates and financial reporting to leadership.
    • Train and support internal project managers and team members on stakeholder management and project coordination.
    • Stay current on best practices, trends, and codes relevant to hospitality design and development.
    • Support other tasks and initiatives as directed by the Head of Design, JDV and Bunkhouse.
      Qualifications:
      Qualifications
      • 8 years of project management experience in hospitality, architecture, or real estate development.
      • Bachelor's or Master's degree in Architecture, Interior Design, Construction Management, or a related field.
      • Strong leadership skills with experience managing multidisciplinary teams and consultant relationships.
      • Proficiency in AutoCAD, Bluebeam, Adobe Creative Suite, and Microsoft Office.
      • Exceptional written and verbal communication skills; multilingual preferred.
      • Highly organized, detail-oriented, and confident in high-pressure environments.
      • Ability to travel and work a flexible schedule, including weekends or holidays as needed.
